A Brickell, Edgewater or Downtown address usually means a tower where the association, not the city, says when a crew may work and which elevator they get. Delivering in Miami

Three separate authorities can govern one Miami delivery, and which applies comes down to the address.

Curb space. On-street parking inside the City of Miami belongs to the Miami Parking Authority, which rents spaces by the day. Anything other than a valet operation costs $30 per space per day plus a $50 administrative fee per order, paid up front, requisitioned at least 48 hours ahead, with an enforcement officer reserving the space the night before. Coconut Grove adds a step, since the order needs a signature from the Coconut Grove NET office before anyone will process it. Miami Beach is a different city with a different system, a Freight Loading Zone permit through its Parking Department for commercial vehicles over 10,000 lbs GVW, on loading hours that shift zone by zone.

Residential streets. Under Miami-Dade County Code section 33-124.1, any vehicle longer than 20 feet counts as Category 3 and may not be stored in a residential district. A 26-foot truck qualifies. Your delivery stays lawful because the code carves out active loading and unloading, which is why a crew keeps the truck working instead of leaving it at the kerb.

Buildings. Towers in Brickell, Edgewater and Downtown write their own terms: a certificate of insurance naming the association as additional insured, commonly at $1M and filed several business days out; a booked service elevator inside a four-hour weekday window; and a bay with a clearance a box truck may not clear. That rental has to be filed 48 hours ahead and paid in advance, so it goes in early. Two to four weeks of lead time will hold your date. Late autumn through early spring. Summer is the expensive half of the calendar on every lane we run, and Florida dates from October through March price below it.

The cooler months carry a second advantage. NOAA’s National Hurricane Center puts the Atlantic season from June 1 to November 30, with most activity between mid-August and mid-October and a statistical peak around September 10. That stops nobody from moving here, but a delivery date can end up shifting with a storm track, so we build slack into Florida dates in that window and agree the fallback at booking.

Ask for the building’s structural paperwork before you sign. Florida statute 553.899 requires a milestone inspection of condominium buildings three stories or taller, first at 30 years old and every 10 years after, by a licensed engineer or architect. Statute 718.112 adds a structural integrity reserve study covering eight components, including the roof, load-bearing structure, waterproofing, plumbing and electrical.

This lands on your budget, not your move. Those studies set the reserves an association must fund, and in older Miami-Dade towers they have produced substantial special assessments.
