Springfield is four ZIP codes and roughly 36,300 homes, and almost none of it is what a mover would call a tower. Fairfax County’s own housing inventory counts 21,006 detached houses, 10,264 townhouses and 3,374 garden apartment units across 22150, 22151, 22152 and 22153, and exactly zero residential high-rise units. That single number changes how a crew plans the day here. There is no freight elevator to reserve here and no loading dock to book a window on, so nearly every job comes down to how a crew handles stairs.
Which stairs depends on the ZIP. North Springfield in 22151 is 82 percent detached houses, street after street of brick ramblers and split levels. West Springfield in 22152, and the Saratoga and Newington Forest side of 22153, are the townhouse ZIPs at close to 40 percent attached homes, which means interior flights at both ends of the move and cluster parking that belongs to the association rather than to the county. 22150 is the dense one: garden apartments off Backlick Road, the Metro station, Springfield Town Center, and the only mid-rise buildings in town, which are a continuing care retirement community rather than conventional flats.
The housing is mature. Eighty-four percent of it went up before 1990 and the peak decade was the 1960s, so doorways and stairwells are tighter than a crew expects if it only works new construction. Less than one percent of Springfield has been built since 2010.
Moving through it means Old Keene Mill Road and Franconia Road, which are the same Route 644 under two names, plus Backlick Road, Rolling Road where VDOT has a widening running into late 2027, the Franconia-Springfield Parkway, and Commerce Street past the Town Center. Franconia-Springfield is the southwestern end of the Blue Line and shares an address with the VRE Fredericksburg Line, which is part of why so many moves here are households arriving for a federal or contract job and leaving again a few years later.

Most Springfield moving pages get this wrong. There is no Fairfax County moving permit. No temporary curb reservation, no one-day no-parking sign, nothing you or we can apply for. The county’s parking programs do not include one, and the street is not the county’s to reserve in any case: of the 5,066 road segments inside the four Springfield ZIP codes, VDOT maintains 3,883 and Fairfax County maintains eight.
What makes a 26-foot truck lawful outside your house is Fairfax County Code section 82-5-7. It bans commercial vehicles longer than 21 feet from residential streets, and a box truck is well past that. The exemption is what covers a moving crew: the ban does not apply to a commercial vehicle temporarily parked pursuant to the performance of work or service at a particular location, and no hour cap is attached to it. A crew actively loading is working. A truck left overnight, or staged the day before, is not, and that is a $100 ticket plus a tow at the owner’s expense.
One more worth knowing before you order one: a POD or a dumpster cannot sit on the public right of way in Fairfax County at all. A container has to go on your driveway instead.

HOA streets, cluster parking and permit districts in Springfield
About one road segment in five in Springfield is private, 1,044 of 5,066, and that share covers the townhouse cluster lots and condo drives most of this town actually lives on. There, neither VDOT nor the county sets the rules or enforces them. Your association does, and a few of them publish exactly what they expect.
The Townhouses of Saratoga in 22153 are the clearest: under its 2010 parking resolution a contracted service vehicle may use an unassigned or visitor space in daytime business hours, or the reserved space of the home it is serving, but not overnight. A POD there needs written board approval, goes in that home’s own reserved space and cannot stay past 72 hours. At Newington Station, commercial vehicles may park while working between 7am and 11pm, and anything over 21 feet counts as commercial. Newington Forest gives each townhouse two spaces marked with the house number. Cardinal Square in 22152 runs on hang tags and stops parked vehicles at 20 feet, worth a call before move day because its rules say nothing about active loading.
Plenty publish nothing, including Cardinal Forest Condominium, the largest here at over a thousand addresses. For those we ring the management office rather than guess. If yours wants a certificate of insurance, send the wording and we turn it around before the date.
Two county programs sit on top of that. The Franconia/Springfield Residential Permit Parking District, District 25, restricts parking from 9:00 to 5:00 Monday through Friday, the whole of a weekday move. A marked truck actively working inside it is exempt under the county’s own wording, and a resident, not the mover, can request a single-day exemption pass. The West Springfield district is school hours only, and the county issues no visitor passes to townhouse addresses. Community Parking Districts, which cover Cardinal Forest twice over, bar 12,000-pound vehicles at every hour rather than in a window, on public streets only. There the cover is the 48-hour loading exemption.
